Latitude Real Estate was created only 6 years ago and is owned by the Hand and Simonds Families.
Latitude was built on the basis of being the best – not the biggest. A boutique project marketing and sales business where the principles of the business are closely involved in the day to day running of each project. We are selective with the projects we take on, we want each developer’s project to receive the best attention and care to achieve the best possible outcome.
The business has flourished in 2017 with all projects exceeding the expectations of our developer clients and almost all cases achieving better prices than competitor estates in each area. We believe strongly that we can only take on the sales and marketing of one project in each suburb. The company’s managing director Bob Hand preaches that this is one of our distinct points of difference – there is no greed mentality at Latitude – a company that specialises in project sales can only successfully handle one project in an area without there being a serious conflict of interest.
The goal for Latitude in 2017 was to launch 3 successful projects, these were all launched with great success:
Seventh Bend at Weir Views (previously known as Melton South) launched in July. 35 lots were sold on the first day with some of the highest prices achieved in this area. There have been steady sales since the launch and we have been limiting the number of lots released to enable strong sale prices to be achieved. This strategy that has proven to be extremely successful. Thank you to Your Land for their support throughout the year and delivering an amazing brand and product.
Olivia at Truganina launched in September, using a combination of digital and social media we were able to achieve over 2,900 enquiries in 5 weeks, with all 67 lots selling in 6 hours on the day of release. The initial enquires have continued to supply us with purchasers right up to today. Again, the brand has been received well and the sales office and marketing material has made it easy for buyers to visualize the end quality of the project. We thank Marantali for appointing Latitude and look forward to another great year in 2018.
Krystal in Keysborough saw the release of the first 29 town houses of this 72-town house site. The results were astounding with enormous enquiry over the 4 weeks prior to release and all 29 townhouses were sold in the first few hours of release. The branding and marketing has all been prepared in-house by Latitude’s internal design department and has enabled us to achieve remarkable results to date. We thank Awesome Australia for appointing Latitude to carry out their sales and marketing and look forward to working with them on future projects.
The other stand out for 2017 included the Underbank project in Bacchus Marsh, the developer (Kataland) have been committed to developing a very high-quality project to surpass anything previously seen in the area and it has resulted in outstanding sales success.
The same can be said for Springridge in Wallan, which has proven to be one of Latitude’s best performing projects, we simply can’t get stock to the market fast enough.
Riverdale Village in Tarneit has continued its path of success and seen some of the best prices achieved in the area.
